WHAT IS A TRANSFER ON DEATH DEED?

A transfer on death (TOD) deed, also known as a beneficiary deed, is a legal document that allows you to transfer ownership of real estate to a beneficiary or beneficiaries upon your death. With a TOD deed, you retain ownership of the property during your lifetime and have the right to sell, mortgage or change the beneficiary at any time. The transfer of ownership to the beneficiary only occurs upon your death and does not go through probate court. The TOD deed is only available for a few states in the US.
